Most Veterans don’t know they can buy a home with no down payment using a VA loan. In Washtenaw County, this lack of awareness is leaving too many families on the sidelines. This post explores how we can change that, through local advocacy, education, and real estate support that includes not just Veterans, but their spouses and partners too.

Last weekend, I met a Veteran who was looking to purchase land and build a home in Michigan. As we talked, he mentioned something surprising: he was fully aware of his VA loan benefits, especially the no-down-payment option.

His confidence and knowledge struck me.

It also made me wonder: how many Veterans actually know what they’re entitled to? So I started digging. What I discovered inspired this post.


  Let’s Be Honest: The Real Problem Isn’t the Loan. It’s the Silence.

If you’ve served in the military, you may have heard of VA loans. But the problem isn’t just awareness, it’s incomplete awareness.

According to a Veterans United Report, only 3 in 10 Veterans fully understand that they can purchase a home with no down payment using a VA loan. That means a staggering 7 out of 10 Veterans are potentially sidelining themselves, without even realizing it.

It’s not because they aren’t interested in homeownership. It’s because they’ve been given too little information, too late,or it’s buried in red tape and fine print.


  We Don’t Need Another Brochure. We Need a Movement.

My conversation with that Veteran lit a fire in me, not just as a real estate professional, but as someone committed to telling the whole story.

The VA loan is not a perk. It’s a right. A bridge, not a bonus.

And yet, thousands of Veterans across Michigan, especially here in Washtenaw County, are still renting, delaying, or downscaling because they assume they don’t qualify.

Let’s be clear:

  1. You don’t need a down payment
  2. You don’t pay monthly mortgage insurance
  3. You often get a better interest rate than conventional buyers (source)

      But that only matters if you know it matters.


Michigan Veterans: The Numbers Don’t Lie

Michigan is home to approximately 461,809 Veterans, or about 5.8% of the state’s adult population.

Right here in Washtenaw County, there are roughly 12,492 Veterans, which equates to 4.3% of the local population.

Yet local mortgage lending activity shows disproportionately low use of VA-backed financing, especially in highly desirable markets like Ann Arbor, Ypsilanti, Saline, and Dexter. This isn’t because Veterans are opting out. It’s because they’re being left out of the conversation.

We can fix that.


A Journalist’s Approach to a Local Challenge

After speaking with that one Veteran who did understand his benefits, I took a journalistic lens to the issue. I asked:

  • Why is knowledge of the VA loan benefit still so low?

  • What myths or outdated assumptions are keeping Veterans on the sidelines?

  • How can we, as local professionals, close that knowledge gap?

The answer: we stop relying on national institutions to do the outreach for us. It’s time for hyperlocal advocacy, neighborhood by neighborhood, conversation by conversation.


So, What Now?

If you’re a Veteran in Ann Arbor, Dexter, Saline, or anywhere in Washtenaw County, here’s what you need to know:

  • VA loans are designed to remove obstacles, not create new ones

  • You don’t need perfect credit or piles of cash

  • You just need the right local support system, an agent and lender who understand the unique structure of VA transactions

Don’t assume the housing market has passed you by. In fact, it may have been built to include you all along.

One more thing I learned from that conversation has stuck with me: it was his wife who was spearheading the real estate process. She was doing the research, setting the appointments, and making sense of the paperwork. And that revealed something important, we can’t just educate the Veteran. We need to inform the entire household.

Spouses and partners are often the decision-drivers in homebuying journeys, especially when Veterans are busy with work, service, or adjusting to civilian life. That’s why a workable strategy must include family-focused outreach—through workshops, community meetups, and one-on-one consultations that involve both the Veteran and their partner. Real change happens when everyone at the kitchen table understands the opportunity. Knowledge is powerful, but shared knowledge is actionable. And that’s how we build real momentum—home by home, family by family.

The Veteran I spoke with may have been the exception, but I believe we can make him the rule.

The VA loan isn’t just a financing option. It’s a pathway to stability, legacy, and ownership for those who’ve already paid a price in service.
